The matter of leasing out your sectional title unit is governed not only by the Sectional Titles Schemes Management Act, but also by your specific Scheme’s management and conduct rules, which should be scrutinized before making any such plans.
In terms of the Sectional Titles Schemes Management Act, your governing body corporate must be informed of either a change of ownership, or occupation. Not only this, but as the lessor, you must ensure that your temporary lessee’s do not disturb permanent residents, or break the rules of conduct in your Scheme. A copy of these rules should be supplied to the Lessee.
Lastly, the municipal zoning regulation must be considered before leasing your property, as some zoning restrictions may prevent short-terms letting, or require special permission to do so.
